Smart Home
Connected devices, apps, and how to use them.
Overview
13027 Stone Valley Drive includes several smart home systems — lighting, thermostat, garage, locks, doorbell, sprinkler, and water monitoring. Each is controlled through a dedicated app. Download the apps for each system you use, and reach out if you need help with credentials or setup.
Most devices are already configured. If a device needs to be added to your account or transferred, contact us at jonajinga@gmail.com and we'll coordinate access.
Nest Thermostat
Heating & cooling control
Controls the home's forced-air natural gas furnace (93 AFUE) and central A/C (13 SEER). Supports schedules, remote control, energy history, and eco modes. The Nest uses the Google Home app.
- Set a schedule to match your routine — the thermostat learns and adjusts over time
- Use Eco mode when away to avoid unnecessary heating/cooling
- Never set below 55°F in winter — pipe freeze risk at Peyton's elevation
Google Home / Doorbell
Front door camera & intercom
The front doorbell camera is managed through Google Home. View live video, receive motion alerts, and speak with visitors remotely from your phone.
- Enable motion alerts in the app to get notified of arrivals
- Video history may require a Google Nest Aware subscription
- Use the built-in mic/speaker to communicate with visitors
Yale Smart Lock
Front door keypad & remote access
The front door uses a Yale smart lock controlled through the Yale Access app. Lock and unlock remotely, set access codes for guests, and view entry history.
- You can create temporary PIN codes for guests or service people
- Activity log shows every entry and exit with timestamps
- Requires a physical key as backup — keep yours accessible
- Contact us to update the master access credentials at move-in
myQ
Smart garage door opener
The large (2-car) bay uses a myQ-connected opener by Chamberlain. Open, close, and monitor the door from your phone. Get alerts when it's left open. The single-car bay uses a standard wall-button opener with keypad entry.
- Set "closing reminders" to alert you if a door is left open after a set time
- Share guest access for temporary users (delivery, guests) without giving out a physical remote
- Activity log shows every open and close with timestamp
Govee Home
Smart lighting
The home's Govee smart lights are controlled through the Govee Home app. Set colors, brightness, schedules, and scenes. Works independently and can be grouped by room.
- Create "scenes" for different moods — movie night, morning routine, etc.
- Set schedules to auto-on/off for convenience and energy savings
- Lights respond to voice commands if paired with Google Home
B-hyve
Sprinkler & irrigation system
The yard irrigation system uses an Orbit B-hyve smart controller. Set watering schedules, run zones manually, and let the app skip watering based on local weather.
- Enable "Weather Smart" to automatically skip schedules when rain is in the forecast
- Seasonal adjust feature reduces watering automatically in cooler months
- Shut off all zones from the app or the controller before winter — contact us for end-of-season blowout
- Do not run sprinklers during community quiet hours
EyeOnWater
Water meter & leak detection
EyeOnWater connects to your Meridian Service Metro District water meter. Track daily water usage, detect unusual consumption that may indicate a leak, and set usage alerts.
- Set a usage threshold alert — if daily usage spikes unexpectedly, you'll be notified
- Check usage after sprinkler system is first activated in spring
- A running toilet or dripping faucet will show up as unexplained baseline usage
- Create your account at eyeonwater.com using your service address
