Your lease, rent, move-in checklist, and move-out process.
Rent & Payment
- Monthly rent: $2,700/mo

Late fees apply after the grace period per your lease agreement. If you anticipate difficulty with a payment, contact me before the due date — not after.
Utilities
The following utilities are the tenant's responsibility to set up and pay directly:
- Electric — Mountain View Electric Association (MVEA)
- Gas — Black Hills Energy
- Water & Sewer — Meridian Service Metro District
- Internet — tenant's choice (Quantum Fiber recommended)

Lease Terms
- Lease type: Fixed-term (2 years)
- Lease start: July 1, 2026
- Lease end: July 1, 2028
- Security deposit: One month's rent — held in a separate account by the landlord
- Pets: Allowed — no dangerous breeds
- Smoking: Not permitted anywhere on the property
- Subletting: Not permitted without written landlord approval
Move-In
- Key handoff: We will coordinate key transfer, garage remotes, and smart home access before or on your move-in date. Contact us to confirm the handoff plan.
- Move-in inspection: We will conduct a walk-through prior to your move-in and document the condition of the property. You will receive a copy. Review it carefully and note any discrepancies within the first few days.
- Utilities: Set up electric (MVEA), gas (Black Hills Energy), water (Meridian Service Metro District), and internet before move-in day. See the Utilities page for setup guides.
- Smart home setup: We'll transfer or share app access for the Nest thermostat, Yale lock, myQ garage, and other connected systems at move-in. See the Guide for smart home details.
- Meridian Ranch account: Create your account at meridianservice.org to access the recreation center, pool, fieldhouse, and community resources.
- Trash & recycling: Home Builder's Services (HBS) provides two 95-gallon totes (trash + recycling). Pickup is Wednesdays; recycling on the 1st and 3rd Wednesday of each month.
During Your Tenancy
- Report maintenance issues promptly — small problems are easier and less costly to fix early. See the Maintenance page.
- Community rules apply for the duration of your tenancy.
- Keep us informed of anything significant — extended absences, damage, community notices, or anything else we should know about.
Move-Out
- Notice required: [30 / 60 days written notice — confirm in lease] before your intended move-out date. Written notice via email is acceptable and preferred.
- Move-out inspection: We will conduct a walk-through of the property after you vacate. You are welcome and encouraged to be present.
- Cleaning expectations: The home should be returned in the same condition as move-in, normal wear and tear excepted. A professional cleaning is strongly recommended.
- Repairs: Any damage beyond normal wear and tear will be deducted from the security deposit. Address obvious issues before your inspection to minimize deductions.
- Key & device return: All keys, garage remotes, and access devices must be returned on or before the final day of tenancy.
- Utilities: Cancel or transfer your electric, gas, and internet accounts effective on your final day.
- Security deposit return: Under Colorado law (C.R.S. § 38-12-103), the landlord has 60 days after the return of possession to return the security deposit or provide an itemized written statement of deductions.
