Rent & Payment
How much is rent and when is it due?
Rent is $2,700/mo, due on the 1st of each month. A grace period applies per your lease agreement — check your lease for the exact number of days. If you anticipate difficulty making a payment, contact the landlord before the due date.
How do I pay rent?
Rent is paid via ACH direct deposit. Payment instructions will be provided at or before move-in. See the Lease & Rent page for details.
What happens if I pay late?
Late fees apply after the grace period per your lease agreement. If you know a payment will be late, contact the landlord before the due date — not after. Communication early is always better.
Are community fees my responsibility?
Yes. You set up and pay two community accounts directly — a Stonebridge account ($70.00/mo, through Warren Management) and a Meridian Ranch account ($252.72/mo base, through MSMD). Both are your responsibility because you directly benefit from what they cover: water and sewer, trash and recycling, and access to all community amenities including the Lodge at Stonebridge, the rec center, the fieldhouse, parks, and trails.
What is the security deposit?
The security deposit is one month's rent, held in a separate account by the landlord. Under Colorado law (C.R.S. § 38-12-103), it will be returned within 60 days of the return of possession, less any itemized deductions for damage beyond normal wear and tear.
Can I sublet or add a roommate?
Subletting is not permitted without written landlord approval. If your situation changes and you want to add an occupant, contact the landlord in writing before doing so.
Lease Terms
How long is the lease?
The lease is a fixed-term, 2-year agreement: July 1, 2026 – July 1, 2028. Month-to-month arrangements are not available at move-in.
What happens at the end of the lease?
We'll reach out well before the lease end date to discuss renewal options. Our preference is stable, long-term tenants — if you're happy in the home, we want to work with you to continue. Terms for renewal will be discussed at that time.
Can I break the lease early?
Early termination is subject to your lease terms and applicable Colorado law. Colorado law (C.R.S. § 38-12-402) provides specific provisions in certain circumstances — such as active military deployment, domestic violence situations, or an uninhabitable property. For other situations, contact the landlord as early as possible to discuss options. The earlier you communicate, the more flexibility there typically is.

Which utilities do I need to set up before move-in?
You need to set up five accounts before your move-in date:

Is water included in rent?
No. Water and sewer service is provided through the Meridian Service Metro District. You set up and pay for this account directly. It is billed through your Meridian Ranch account — not as a separate standalone utility.
What internet options are available?
Meridian Ranch has better connectivity than most of the surrounding rural area. Available options:
- Quantum Fiber — Fiber. Recommended first choice. quantumfiber.com
- StratusIQ — Fiber, also serves Meridian Ranch. stratusiq.com
- Xfinity — Cable broadband. xfinity.com
- Starlink — Satellite, good fallback during setup or if wired options don't work for your needs. starlink.com
Do I need a separate trash account?
No separate trash account is needed. Trash and recycling pickup (provided by HBS) is covered through your Stonebridge account payment to Warren Management. You do not contact HBS directly to establish service — that is handled through Stonebridge.
What will utilities actually cost?
See the Utility Cost Estimates page for a detailed breakdown — fixed monthly fees, seasonal electric and gas estimates by season, and a month-by-month bar chart based on nearly two years of actual billing history. The page also shows an all-in monthly total (rent + fixed fees + estimated utilities) for Summer, Shoulder, and Winter seasons.
Trash & Recycling
When is trash pickup?
Trash pickup is every Wednesday. Roll bins to the curb before pickup and return them within 24 hours of collection. For holiday schedule changes, contact HBS at 720-791-6999.
When is recycling pickup?
Recycling is picked up curbside on the 1st and 3rd Wednesday of each month. It uses a separate bin — roll it out on the same day as trash on recycling weeks.
How do I schedule bulk item pickup?
Contact HBS (Home Builder's Services of Colorado Springs) directly at 720-791-6999 to schedule bulk item pickup.
Move-In
When is the home available?
The home is available July 1, 2026. Early move-in prior to that date is not available. Contact the landlord if you have questions about the timeline.
How do I get my keys and access devices?
Key handoff, garage remotes, and smart home access will be coordinated with you before or on your move-in date. Contact the landlord to confirm the plan. See the Lease & Tenancy page for the full checklist.
What happens at the move-in inspection?
A walk-through inspection is conducted prior to your move-in. You will receive a copy of the documented property condition. Review it carefully and note any discrepancies within the first few days of moving in.
How do I access community amenities?
Create your resident account at meridianservice.org to access the Meridian Ranch recreation center, indoor pool, fieldhouse, trails, and parks. The Lodge at Stonebridge is accessible through your Stonebridge account with Warren Management.
Move-Out & Security Deposit
How much notice do I need to give before moving out?
Written notice is required before your intended move-out date — confirm the exact notice period (30 or 60 days) in your lease. Written notice via email is acceptable and preferred so there is a documented record.
What condition does the home need to be in when I leave?
The home should be returned in the same condition as at move-in, normal wear and tear excepted. A professional cleaning is strongly recommended. Any damage beyond normal wear and tear may be deducted from your security deposit — addressing obvious issues before the move-out inspection will minimize deductions.
When will I get my security deposit back?
Under Colorado law (C.R.S. § 38-12-103), the landlord has 60 days after the return of possession to return the security deposit or provide an itemized written statement of any deductions.
What do I return when I move out?
All keys, garage remotes, and access devices must be returned on or before the final day of tenancy. Also cancel or transfer your electric, gas, and internet accounts effective on your final day — your Meridian Ranch account (water/sewer) and Stonebridge account should also be closed out.
Maintenance & Repairs
How do I submit a maintenance request?
Email the landlord at jonajinga@gmail.com. Include the address, a description of the issue, and a photo if possible. See the Maintenance page for full instructions and response time expectations.
What am I responsible for vs. the landlord?
As a general guide:
- Tenant: Lawn mowing, fertilizing, and mulch, installing HVAC filters and fridge water filters (landlord supplies both — Nest thermostat and fridge send reminders), light bulbs, snow removal from walks and steps, interior cleaning
- Landlord: Sprinkler system (including seasonal blowout), HVAC filter supply and annual service, refrigerator water filter supply, water softener salt supply and annual service, water heater annual service, smoke/CO detector battery supply, appliance repair, plumbing leaks, structural repairs, pest control

How often do I need to change the HVAC filter?
Every 1–3 months (the Nest thermostat will remind you). Size is 20 × 25 × 1 — filters are provided by the landlord. See the Property Guide for details.
What do I do in a maintenance emergency?
For life-threatening emergencies, call 911 first. For property emergencies (burst pipe, gas leak, no heat in winter, etc.) call the landlord's emergency line at 928-315-9094. See the Emergency page for utility shutoff locations and step-by-step guidance.
What do I do if a GFCI outlet or circuit breaker trips?
GFCI outlets have a small reset button — press it firmly. For a tripped breaker, find it in the electrical panel (basement), flip it fully off then back on. If it trips again immediately, contact the landlord. See the Quick Fixes section for step-by-step guidance.
How do I top off the water softener?
Check the salt level monthly and add pellets from the on-hand supply when low. The landlord provides and restocks Morton Clean & Protect pellets — contact us when you're down to the last bag. See the Property Guide for the full procedure.
Community
What community rules apply to me as a tenant?
Community rules apply for the full duration of your tenancy. Key expectations include: trash bins returned within 24 hours of pickup, general community standards for noise, parking, and property appearance. If you receive a community notice, forward it to the landlord promptly so it can be addressed.
Can I make changes to the exterior or yard?
Contact the landlord before making any changes to the exterior, landscaping, or yard beyond routine upkeep. Written approval is required before any work begins.
How do I access the Meridian Ranch rec center and pool?
Set up your resident account at meridianservice.org. The Meridian Ranch recreation center includes an indoor pool, fieldhouse, fitness equipment, and event spaces, plus access to community trails and parks throughout Meridian Ranch.
What does the Lodge at Stonebridge include?
The Lodge at Stonebridge is a private 10,000 sq ft amenity center exclusive to Stonebridge residents — it is not open to the broader Meridian Ranch community. Amenities include:
- Fitness center with cardio and strength equipment
- Theatre room
- Billiards room and game room
- Meeting rooms available for resident use
- Patio and outdoor entertaining areas
- Pickleball and tennis courts
Access is included through your Stonebridge account with Warren Management — no additional membership fee is required.
Smart Home
What smart home systems are in the home?
- Nest thermostat — controls heating and cooling
- Yale smart lock — front door keypad/app access
- myQ smart garage — garage door control via app
- Google Nest doorbell camera — front door video doorbell
- B-hyve — Orbit B-hyve smart irrigation controller with app control and weather-based scheduling

Parking & Garage
How many cars can I park?
The property has a 2-bay attached garage (one large bay that fits two cars, one single-car bay) with 4-foot extended bays, plus driveway space. Extended street parking is generally not permitted in Meridian Ranch per community rules. Contact the landlord if you have questions about a specific situation.
How does the garage door work?
The large (2-car) bay is equipped with a myQ smart opener by Chamberlain. You'll be added as a household member on the property manager's myQ account, letting you open, close, and monitor the door from your phone. The single-car bay uses a standard wall-button opener with a keypad — the access code is provided at move-in. See the Parking & Garage section in the Guide for full details.
The Property
What appliances are included?
The home includes a full set of kitchen appliances — gas range (double oven), refrigerator, dishwasher, and microwave. The laundry room has washer and dryer hookups (electric, 240V); a washer and dryer are not provided and must be brought or purchased by the tenant. Other included systems: whole-house water softener, under-sink water filtration at the kitchen sink, Nest thermostat, B-hyve smart irrigation.
Does the home have a basement?
Yes — the home has a fully finished walk-out basement with 9-foot ceilings and Italian tile flooring. The basement includes two bedrooms, a full bathroom, and a large family/rec room. It also contains the mechanical room (water heater, water softener, electrical panel, furnace).
Is there a fireplace?
Yes. The Great Room on the main level has a gas fireplace. Operation instructions will be provided at move-in. Do not burn wood or other materials in the gas fireplace.
How large is the garage?
The property has a 2-bay attached garage (one large bay that fits two cars, one single-car bay) with 4-foot extended bays — meaning each bay is deeper than a standard garage, accommodating longer vehicles or extra storage. The large bay has a myQ smart opener; the single-car bay has a standard wall-button opener with keypad entry.
What are the outdoor spaces like?
The home backs directly to open space with Pikes Peak views to the west. Outdoor spaces include a covered front porch, a covered upper deck off the main level, a walk-out patio at basement level, and a fenced back yard. The back yard has an in-ground irrigation system (B-hyve).
Area & Location
How far is the home from Colorado Springs?
The property is approximately 25–30 minutes east of Colorado Springs on Hwy 24. The closest commercial area — Falcon/Peyton along Woodmen Road and Hwy 24 — is about 10–15 minutes away and includes a King Soopers, Walmart, restaurants, and routine services. For a larger selection, Colorado Springs is the practical destination for major shopping, medical, and entertainment.
What's available nearby for day-to-day errands?
The Falcon and Peyton area (10–15 minutes) covers most day-to-day needs: King Soopers, Walmart Supercenter, gas stations, several restaurants, and a variety of small businesses. A Home Depot is also in the Falcon corridor. For specialty retail, hospitals, or a broader restaurant selection, Colorado Springs is the practical destination.
What school district is the home in?
The home is in Falcon School District 49. Assigned schools will depend on grade level — check the District 49 website (d49.org) for current attendance boundaries and enrollment information.
Is there public transit available?
No. There is no public transit serving Meridian Ranch or the surrounding Peyton/Falcon area. A personal vehicle is required for all commuting and errands.
Other
Is smoking permitted?
Smoking is not permitted anywhere on the property — indoors or outdoors.
Are pets allowed?
Yes — pets are allowed. No dangerous breeds. Specific terms (pet deposit, restrictions) are detailed in your lease agreement.
What should I do if I need to be away for an extended period?
Let the landlord know before any extended absence (generally more than 2 weeks). Set the Nest thermostat to a minimum of 55°F in winter to prevent pipe freezing. Pause the B-hyve irrigation system if leaving during a period when watering isn't needed. Ensure the home is secured before you leave.
